Lake Forest, CA (April 4, 2025) – Buchanan Street Partners, a Newport Beach, California-based real estate investment management firm, acquired Spectrum Centre Business Park, a 16-building, 227,757 SF, multi-tenant, small-bay industrial park in Lake Forest, California. Buchanan is purchasing the project, at 20902-21098 Bake Parkway, from a Los Angeles-based fund manager.
Buchanan Street Partners was attracted to this investment because of its prime location, strong barriers to entry, and flexible exit strategies. This project is currently 80% leased, featuring a diverse tenant base. Individual unit sizes range from 1,500 SF to 5,500 SF, with an average size of 2,500 SF.
The 16.95-acre site is strategically situated with prominent street frontage along Bake Parkway, offering access to I-405, I-5, and the 241 Toll Road. The buildings cater to a growing residential community as more housing units are developed and demographics shift, with increasing numbers of people relocating to South Orange County.
